BOISE / THE MARKET IN CONTEXT
A place to start.
A home to investigate.
September 2026 Ada County single-family · data as of October 8 · Publication date not stated · Checked October 24, 2026.
Ada County, not Boise city; all single-family homes including resale and new construction. Single-family homes; all/resale/new categories remain distinct. The county stat sheet combines resale and new construction. Its data-as-of date is not a publication date; the linked two-phase report page is dated October 9. No city-wide value or appraisal is inferred. The manual financing example is independent of these observations. Original market source ↗
Start with the correct Boise-area market
The September Boise Regional REALTORS® stat sheet covers Ada County single-family homes, with separate resale and new-construction columns. The county is wider than Boise city, and a county median is not an appraisal of the home you are considering. Read the original report for its data scope and keep September activity separate from its October 8 data-as-of date. The publisher’s report page describes a two-phase release. Our manually entered loan comparison does not copy the county median into a purchase price or suggest an available mortgage. Put this into my plan ↗Compare a resale with a newly built home
A county-wide price blends different kinds of homes. Before comparing two properties, write down the actual contract price, completion status, included work and any buyer-paid additions. For new construction, ask for the current specifications, completion timetable, deposit terms and warranty documents; for a resale, retain the inspection findings and repair estimates. Keep both ownership budgets on the same basis. A builder credit may change cash to close without lowering the price or the full cost of the loan, so preserve the credit and any linked financing conditions as separate entries.
Put this into my plan ↗Price a builder incentive as a complete loan
Ask for the written loan estimate behind an advertised builder incentive and a comparison with another offer for the same balance, term and planned use. Record points, lender charges, lock duration and which concessions depend on a particular lender or closing date. The quote workspace compares the rates and fees you enter over an expected holding period. It does not model a temporary payment subsidy as a permanent rate, determine whether a credit is allowed or represent an advertised incentive as available to you. Keep the purchase contract beside the financing comparison. Reading a Loan Estimate ↗
Put this into my plan ↗Follow the city’s homeownership referral route
Boise’s Homeownership Opportunity Program describes assistance structured as a mortgage for qualifying purchases within city limits. Its public page directs potential buyers through designated partner organizations for the prerequisite counseling and primary-financing process. Check the current program and the proposed home with those organizations before relying on assistance in a contract budget. An ordinary MITEY enquiry is separate from that official referral route and does not establish program access, funding or approval. Keep a version of the budget that can be understood without an unconfirmed benefit. City homeownership program and designated referral process ↗
Put this into my plan ↗Distinguish city assistance from Idaho Housing
Idaho Housing’s down-payment resource describes additional financing through a second mortgage, with payments alongside the primary mortgage. That is a different structure from treating assistance as unrestricted cash. Ask the participating lender for the specific product’s payment, term, charges, education requirements and any obligations on sale or refinance. Retain each loan separately and verify whether another assistance source can be combined with it. The first-mortgage calculator does not silently add a second-loan payment or determine program compatibility. Your monthly worksheet needs the complete proposed financing package. Put this into my plan ↗Confirm the new owner’s tax position
Ada County’s exemption page says a new owner must make an application; an application receipt itself is not approval. Use the assessor’s current guidance and obtain the actual assessment and tax records, then ask how ownership or occupancy changes affect the proposed purchase. A seller’s past bill should not become your forecast without that check. This workspace uses the annual tax allowance you enter. It does not file an application, transfer a seller’s exemption or decide a deadline or household’s tax status. Keep the dated official answer with the budget. Put this into my plan ↗Give a newly occupied home its own tax question
The county distinguishes the Homestead Exemption from its Homeowner’s Tax Relief credit and discusses newly constructed, newly occupied homes separately. Ask the assessor and settlement professional which assessment period, occupancy treatment and credits apply to the actual property. Do not subtract a remembered benefit twice or assume a first-year amount will recur. Build the ownership budget from supported annual dollars and keep any unresolved adjustment visible. Revisit the allowance when the formal bill arrives rather than judging affordability from the principal-and-interest payment alone. County guidance on distinct credits and newly occupied homes ↗
Put this into my plan ↗Ask what comes with the lot
For a Boise-area property with outdoor space or shared infrastructure, obtain the recorded documents and a written list of recurring obligations. Ask the appropriate professional about access, easements, association dues and any irrigation or other district charge shown in the actual records. Confirm who maintains shared improvements and which services are included in each bill. The calculator does not examine a title, establish water rights or determine development permissions. Known charges belong in a separate ownership worksheet, while unresolved obligations should remain explicit questions before the financing decision.
Put this into my plan ↗Keep condition, coverage and reserves together
Request insurance terms for the proposed home early enough to compare premium, deductible, exclusions and the lender’s requirements. Use inspection findings and written repair estimates to distinguish an immediate cash need from recurring maintenance. A lender’s willingness to lend does not substitute for those property and coverage decisions. Retain a reserve outside the planned down payment, then test the monthly budget with the full supported ownership allowance. The numerical tools do not inspect the home, quote coverage or certify that a particular reserve will cover every event.
Put this into my plan ↗Separate an association budget from a payment
A townhome or condominium comparison needs the current dues, association budget, reserve information, insurance documents and assessment notices. Establish which expenses the association pays so the individual budget avoids double counting, and separate a known special assessment from recurring dues. Ask the proposed lender about the actual ownership form and project requirements. The condo workspace models entered costs, not the association’s financial strength or a loan approval. A county single-family snapshot should not be relabeled as the market evidence for an unrelated condominium proposal.
Put this into my plan ↗Compare the hold and keep a liquidity case
Enter the same loan balance and term for both written offers, then compare an expected hold with a shorter one. Points consume cash now; any interest advantage arrives over time and may not justify the upfront charge if plans change. Inspect the remaining principal separately from borrowing cost and add your own sale or moving costs in a rent-versus-buy case. These calculations do not predict Boise appreciation or guarantee refinancing. Keep a second case that protects cash after closing alongside the payment you would prefer.
Put this into my plan ↗Bring the Boise financing question to MITEY
When you want help, describe the purchase or refinance, intended use and timing through the optional MITEY enquiry. You decide separately whether calculator figures are included. A provider introduction requires confirmed availability and your permission; asking a question does not authorize distribution to multiple firms or become a credit application. Keep personal street addresses, account details, identity documents and credit reports out of the message. The useful starting point is the financing decision you want to resolve, including any unconfirmed city or state assistance.
